The scenic Chondola ride to the summit. Yes, everyone does it. But the panoramic Mahoosuc Range views from the top are staggering in any season. In fall, the foliage from elevation is unreal. Grab lunch at the Mountain Room while you're up there and make an afternoon of it.

The mountains keep them busy all day. And the game room and arcade give them a second wind at night. Pack 'n Play and baby monitor are available at the lodge, just ask.
Screw Auger Falls
Stunning 23-foot waterfall in a narrow gorge at Grafton Notch State Park. The trail is barely 0.2 miles, well-marked with guard rails. Swimming holes at the base. Classic Maine experience that kids remember forever.
Sunday River Adventure Park
Summer only. Twin ziplines, climbing wall, bungee trampoline, and 18-hole alpine disc golf. Adventure Pass is $25 for adults, $22 for ages 12 and under, and covers unlimited access all day.
Scenic Chondola Ride
Easy ride to the summit with wide-open views. Snacks and dining available at the top. All ages. In winter, grab hot chocolate at the lodge. In summer, hike down if the kids have the energy.

Browse the galleries and shops on Main Street, grab coffee at Gemini, wander into antique stores. Small-town Maine at its best. Then settle in at Suds Pub for the afternoon.

Local bowling alley just 5 miles away. Low-key, fun for all ages, and perfect when the weather rolls in and the group needs a reason to get out of the house. Competitive groups will make it a tournament.

Barking Dawg Market on Skiway Rd in Newry is the closest stop for gourmet options, prepared foods, and essentials. For a full grocery run, Mainely Provisions (formerly Shop 'N Save) on Main Street in Bethel has everything you need, about 10 minutes from the lodge.

Getting Here
Your unique door code comes through Happy Guest once you've wrapped up the rental agreement, ID check, and security hold. It goes live at 4 PM on check-in day. Walk right in.
Heads up: Cell signal gets spotty out here. Download offline maps before you leave and search for Keystone Dr near Sunday River.
Winter driving: Mountain roads can be snowy and icy. 4WD or AWD is strongly recommended. Rear-wheel drive vehicles will struggle in winter conditions. Check road conditions before you leave and give yourself extra travel time.
Huge private driveway with room for 6-8 vehicles (yes, trailers too). In winter, stick to the driveway. The plows don't play nice with street-parked cars.

Uber/Lyft is hit-or-miss up here. Plan your ride ahead if you won't have a car.

The Ground Rules
Nothing crazy. Just a few things that keep the lodge in great shape for you and everyone after you.
👥Max 25 guests, minimum age 25. All overnight guests need to be registered. Day visitors? Totally fine with a heads-up first.
🎉No parties or excessive noise. Family gatherings? Absolutely. That's what this place is for. But it's a quiet, respectful neighborhood, so keep it chill.
🚭No smoking indoors. Backyard only, and please toss your butts properly. Tampering with smoke detectors is a $1,000 fine. Don't be that person.
🪑Put furniture back where you found it. We know the deck chairs end up all over. Just reset them before you leave.
💰Treat it like your own. Accidents happen. Just let us know. You're responsible for anything beyond normal wear and tear.
🚫No illegal substances. Keep it clean, keep it legal.
🐶 Pet Policy
We're pet friendly, but prior approval is required. Please message us before booking to confirm your pet. Once approved, keep pets supervised, clean up after them.
🏔️ Powder Ridge HOA Rules
We're part of a mountain community with rules enforced by the HOA. These aren't optional and violations can mean fines.
🎆Zero fireworks. None. Not even sparklers. This is a forested mountain and the HOA does not mess around here.
🔥Fire restrictions. Small fire pits and grills only (max 3 ft × 3 ft). No fires at all during Red Flag Warnings or dry conditions.
🐻Bears are real up here. All trash goes in the bear-proof dumpsters, bagged and sealed. Nothing left on porches, decks, or in open bins.
🅿️Driveway parking only. No parking on Powder Ridge roads. They're private and need to stay clear. Our driveway is huge, you'll be fine.
🔇Quiet hours: 10 PM to 7 AM. Sound carries like crazy in the mountains. Keep music and voices low after 10, and move the party inside. The HOA monitors noise levels and excessive decibels will get flagged.
Real talk: Powder Ridge takes these seriously, especially fireworks and trash. Violations mean HOA fines and put our ability to host at risk. Be awesome neighbors and we'll all keep having a great time up here.
The Indoor Game
Three classic arcade machines. Foosball and air hockey. Two 75" Smart TVs. A fireplace. A fully stocked kitchen with room to cook for 25. When the mountain is packed or the weather turns, this lodge has more than enough to keep everyone happy inside.
How Everything Works
♨️ Hot Tub
Freshly drained, cleaned, and refilled just for you. A few things to keep it that way:
🥂No glass anywhere near the hot tub. Plastic cups are your friend.
👶Under 12? Skip it. Under 16? An adult needs to be right there.
🧴Quick rinse off before hopping in. Keeps the water clean for everyone.
⚠️Don't stand on the cover. Keep heads and ears above water. No food, pets, or dishes near the tub.
🌡️Don't overdo it. Prolonged soaking can cause overheating. Skip it if you've been drinking or exercising hard.
🪣Please place the hot tub cover back on when not in use to retain heat and keep the water clean.
🏊 Pool (Seasonal, Memorial Day to Labor Day)
Professionally serviced before every stay. No lifeguard, so swim at your own pace (and risk).
🚫No glass, no diving, no running. Keep it chill around the pool.
👶Kids under 14 need an adult present. Toddlers wear swim diapers, you know the drill.
🐾No pets on the pool deck. Shower up before jumping in.
🔥 Fireplace
The fireplace uses a gas ignition system. When you turn it on, it will not light instantly. The system first ignites a small pilot flame, confirms it's safely lit, then opens the main gas valve. This takes 15 to 20 seconds. Wait patiently and do not press the ignition button repeatedly, as this can flood the system with gas and create a safety hazard.
🪵 Fire Pit (Seasonal)
Wood-burning fire pit in the backyard. Grab firewood locally (we sometimes leave a starter bundle, but no guarantees). Make sure it's fully out before you head in for the night, and follow the Powder Ridge fire rules above.
🌡️ Heating & AC
Central heat and AC throughout. Thermostat's on the main floor. Sweet spots: 68-72°F in winter, 72-75°F in summer. The basement bunk room runs a touch cooler, and the loft can get toasty in summer.
📺 TV & Streaming
Two 75" Smart TVs (living room + game room) running Roku. Log in with your own Netflix, Disney+, Hulu. Just log out before you leave so the next crew doesn't binge your watchlist.
🎮 Games & Arcade
The basement is your playground. Foosball, air hockey, and three full-size arcade machines (Pac-Man, X-Men, and Joust). Board games and books are in the armoire closet down there. Just put everything back when you're done.
🛏️ Bedrooms & Sleeping
Six bedrooms spread across three floors. Here's how everyone fits:
👑King Suite (Main Floor) - Gel memory foam king. Primary bedroom with ensuite bath.
🛏️Bedrooms 2 and 3 (Main Floor) - Premium queen beds. Share the main floor bath.
🛏️Bedroom 4 (Downstairs) - Queen bed with easy access to the game room level.
🏠Bunk Room (Downstairs) - 3 queen-over-queen bunk beds plus twin trundles. Sleeps up to 12. The unofficial headquarters for kids and night-owls.
🌙Loft - 2 double beds in an open, cozy space above the main floor.
Pack 'n Play and baby monitor available for families with little ones. Just mention it when you reach out.
🧺 Laundry
Full washer and dryer with a starter stash of detergent. Staying a while? Bring extra. Iron and ironing board are there if you need them.
🍳 Kitchen
Fully loaded for big group cooking: full-size fridge, electric range, dishwasher, microwave, Keurig, Instant Pot, toaster, blender, kettle. Wine glasses, baking trays, cookware, chopsticks, and dinnerware for 25 (kid-friendly options included). We stock starter K-Cups, sugar, creamer, and cooking basics (oil, salt, pepper). Two dining tables plus a breakfast island give everyone a seat. Rinse your dishes before loading the dishwasher. It works way better that way.
The propane BBQ grill is out back for outdoor meals. Utensils are with the grill. Just make sure the lid is down when you're done.
